Ryan Kavanaugh, real estate mogul and principal of recently formed film finance company Proxima Media, is listing a $25 million Nantucket-style mansion in the Paseo Miramar neighborhood of Pacific Palisades.
Kavanaugh bought the property for $10.5 million from football legend Joe Namath’s ex-wife Tatiana in 2008 through a corporate concern. The three-story, 10,371-square-foot, seven-bedroom, eight-full-bathroom and three-half-bathroom mansion is situated on over three-quarter acres of pristine coastal environs with stunning views overlooking Will Rogers State Beach.
The property faithfully recalls the free-spirited, all-American Nantucket style, drawing from English and Colonial American traditions.
Through the gated driveway, the mansion’s front porch is raised and roofed in a Queen Anne Style with Colonial Revival columns. Its lower portion is a stone layer reminiscent of a Richardsonian Romanesque, with shingled surfaces throughout climbing up to its free-form roofline with embellishments.
Inside, through the double-height foyer, dual living rooms are divided by a massive fireplace. The high-beamed ceilings offer luxurious, breathable spaces and tall French doors frame views of sorbet-colored sunsets and silhouetted palm trees.
A vaulted ceiling towers over the combination living-room-family-room, which opens to ample outdoor space perfect for entertaining. The master suite includes dual bathrooms, a fireplace, an ocean-view balcony, a sitting area and a massive walk-in dressing room with glass paneled cabinets.
Throughout the home, traditional window surrounds with divided light sashes above and single pane sashes below pour warm light into the rooms. Crown moldings, wainscotting, and hand hewn wood floors add to the home’s quality. Spacious en suite guest and family bedrooms offer a comfortable place for family members to stay over and the marble-countered chef’s kitchen includes a porcelain apron sink along with sleek modern appliances.
Beneath the home is a 960-bottle wine cellar, a small gym, a 10-seat theater with a projector and a billiards room. Outside, a pavilion separates an outdoor kitchen from a dark-bottom infinity pool with a pool bath. The wooden deck soars out into the hillside and a frameless glass railing allows for unobstructed views.
The Pacific Palisades mansion is represented by Kavanaugh’s mother Leslie Kavanaugh through Rodeo Realty.
Kavanaugh’s other Nantucket style in Point Dume is currently listed for $8,888,888.
