Only now are the legal and realty businesses digesting the full effect of around 100 new state laws regarding domestic and commercial property, agents and brokers, lenders, investors, and Home Owners Associations that have come into force in 2018.
Luckily, associates at the Bay Area law offices of Peter N. Brewer have helped us keep with the changes.
This month: new Assembly and Senate bills for homeowners.
Next month: new rules for agents and brokers.
SB330: This waives building permit fees for disabled veterans seeking to improve their home.
SB384: Megan’s Law created a public register of people convicted of some sex crimes for life. This new law creates three tiers in the registry, outlining which offenses require a 10-year, 20- year or lifetime registration.
AB634: Clarifies what “reasonable” restrictions a homeowners association may place on solar energy systems in a bid to end oil dependency.
AB690: Third party HOA managers must disclose any potential conflicts of interest between managing the properties and best value contracts they negotiate
AB1137: Mobile home park managers who operate like an HOA must, in the case of a dispute, provide the park owner’s contact details within 10 days rather than spinning it out.
AB1357: Roofing repairs can now be made by the same company as completed the roofing inspection. In theory, by combining the two, it makes the process cheaper.
SB563: More than 36 million Californians still have wood-burning stoves and fireplaces. This Senate law releases money from Greenhouse Gas Reduction Fund to replace them.
